RELE 1303 Real Estate Appraisal
A study of the central purposes and functions of an appraisal, social and economic determinant of value, appraisal case studies, cost, market data, and income approaches to value estimates, final correlations, and reporting. Offered in Fall. Prerequisite: RELE 1406 or equivalent.
RELE 1307 Real Estate Investment
Financing, evaluation, and management of real estate investment. Emphasis on real estate investment characteristics, techniques of investment analysis, time-valued money, discounted investment criteria, leverage, and applications to property tax implications of owning real estate. Offered in Fall. Prerequisite: RELE 1406 or equivalent.
RELE 1309 Real Estate Law
Provides a study of legal concepts of real estate, land description, real property rights, estates in land, contracts, conveyances, encumbrances, foreclosures, recording procedures, and evidence of title.
RELE 1311 Law of Contracts
A review of real estate contracts required by Section 6A (3) of the Real Estate License Act with emphasis on general contract law requirements. Also covers the purpose, history, and working process of the Broker-Lawyer Committee. Includes preparation of real estate contract forms with emphasis on the most commonly used forms.
RELE 1315 Property Management
A study of the role of the property manager, landlord policies, operational guidelines, leases, lease negotiations, tenant relations, maintenance, reports, habitability laws, and the Fair Housing Act. Offered in Summer. Prerequisite: RELE 1406 or RELE 1201.
RELE 1319 Real Estate Finance
An overview of the U.S. monetary system, primary and secondary money markets, sources of mortgage loans, federal government programs, loan applications, processes and procedures, closing costs, alternative instruments, laws affecting mortgage lending, and the State Housing Agency. Offered in fall.
RELE 1325 Real Estate Mathematics
Mathematical logic and basic arithmetic skills including percentages, interest, time-valued money, depreciation, amortization, proration, and estimation of closing statement. Offered in spring.
RELE 1391 Special Topics in Real Estate
Topics address recently identified current events, skills, knowledge, and/or attitudes and behaviors pertinent to the technology or occupation and relevant to the professional development of the student. This course was designed to be repeated multiple times to improve student proficiency.
Advanced Inspection -- Study of the different types of building systems and materials used in the design and construction of real property. A continuation of RELE 2305 Real Estate Inspections. Review of the more complex issues in electrical, structural, HVAC, appliances, plumbing and wood destroying insects. Active inspections will be conducted. Includes different structural building systems with emphasis on wood-related products, concrete and concrete masonry, brick, stone, and steel units. The Texas Real Estate Commission Promulgated Property Condition Addendum will be addressed along with inspector and client agreements, tools, and procedures, and electro-mechanical systems.
Real Estate Inspections Topics - Current and timely inspection topics will be discussed and the student will be prepared for the Texas Commission Inspector Licensing Exam. Case studies and field trips will be utilized. The course will include an in-depth review of residential and commercial real estate structures, inspections, building codes and the National Association of Home Inspectors' and the American Society of Home Inspectors' code of Ethics and Standards. Insurance, liability issues, recent course cases and the impact of disclosure laws and their affect on the profession will be covered. The Texas Real Estate Commission Promulgated Property Condition Addendum will be addressed along with inspector and client agreements, tools, and procedures. Prerequisite: RELE 1406.
RELE 1406 Real Estate Principles
Overview of real estate broker and salesman license; ethical practice; titles and conveyance of real estate; legal descriptions; law of agency; deeds; encumbrances and liens, personal and real property; contracts; appraisal; finance and regulations; closing procedures; real estate mathematics; and federal, state, and local laws relating to housing discrimination, housing credit discrimination, and community reinvestment.
RELE 2301 Law of Agency
A study of law of agency including principal-agent and master-servant relationships, the authority of an agent, the termination of an agent's authority, the fiduciary and other duties of an agent, employment law, deceptive trade practices, listing or buying representation procedures, the disclosure of agency, and related subjects.
RELE 2331 Real Estate Brokerage
A study of law of agency, planning and organization, operational policies and procedures, recruiting, selection and training of personnel, records and control, and real estate firm analysis and expansion criteria. Offered in summer. Prerequisite: RELE 1406 or equivalent.
