RELE 1201 PRINCIPLES OF REAL ESTATE (2-2-0). An overview of licensing as a real estate broker and salesperson, ethics of practice, titles to and conveyancing of real estate, legal descriptions, law of agency, deeds, encumbrances and liens, distinctions between personal and real property, contracts, appraisal, finance and regulations, closing procedures, and real estate mathematics. Also includes federal, state, and local laws relating to housing discrimination, housing credit discrimination, and community reinvestment. Skills: R ( ) Course Type: W

RELE 1203 REAL ESTATE APPRAISAL (2-2-0). A study of the central purposes and functions of an appraisal, social and economic determinant of value, appraisal case studies, cost, market data, and income approaches to value estimates, final correlations, and reporting. Skills: R ( ) Course Type: W

RELE 1211 LAW OF CONTRACTS (2-2-0). A review of real estate contracts required by Section 6A (3) of the Real Estate License Act with emphasis on general contract law requirements. Also covers the purpose, history, and working process of the Broker-Lawyer Committee. Includes preparation of real estate contract forms with emphasis on the most commonly used forms. RELE 1215 PROPERTY MANAGEMENT (2-2-0). A study of the role of the property manager, landlord policies, operational guidelines, leases, lease negotiations, tenant relations, maintenance, reports, habitability laws, and the Fair Housing Act. Skills: R ( ) Course Type: W

RELE 1225 REAL ESTATE MATHEMATICS (2-2-0). Mathematical logic and basic arithmetic skills including percentages, interest, time-valued money, depreciation, amortization, proration, and estimation of closing statement. Skills: R ( ) Course Type: W

RELE 1238 PRINCIPLES OF REAL ESTATE II (2-2-0). Overview of licensing as a broker or salesperson. Includes ethics of practice as a license holder, titles to and conveyance of real estate, legal descriptions, deeds, encumbrances and liens, distinctions between personal and real property, appraisal, finance and regulations, closing procedures, and real estate mathematics. Covers at least three hours of classroom instruction on federal, state, and local laws relating to housing, discrimination, housing credit discrimination, and community reinvestment. Fulfills at least 30 of 60 hours of required instruction for salesperson license.

RELE 1309 REAL ESTATE LAW (3-3-0). Provides a study of legal concepts of real estate, land description, real property rights, estates in land, contracts, conveyances, encumbrances, foreclosures, recording procedures, and evidence of title. Skills: R ( ) Course Type: W

A study of real estate professionalism and ethics; characteristics of successful salespersons; time management; psychology of marketing; listing procedures; advertising; negotiating and closing financing; and the deceptive trade practice act, consumer protection act, and commercial code. RELE 1331 FARM AND RANCH REAL ESTATE (3-3-0). This course focuses on land value, land use, federal subsidies, environmental compliance issues, soil conservation, and highest and best use of land. Offered in Spring. Skills: R ( ) Course Type: W

RELE 1391 SPECIAL TOPICS IN REAL ESTATE (3-3-0). Topics address recently identified current events, skills, knowledge, and/or attitudes and behaviors pertinent to the technology or occupation and relevant to the professional development of the student. This course was designed to be repeated multiple times to improve student proficiency.

Advanced Inspection -- Study of the different types of building systems and materials used in the design and construction of real property. A continuation of RELE 2305 Real Estate Inspections. Review of the more complex issues in electrical, structural, HVAC, appliances, plumbing and wood destroying insects. Active inspections will be conducted. Includes different structural building systems with emphasis on wood-related products, concrete and concrete masonry, brick, stone, and steel units. The Texas Real Estate Commission Promulgated Property Condition Addendum will be addressed along with inspector and client agreements, tools, and procedures, and electro-mechanical systems. RELE 2367 PRACTICUM (OR FIELD EXPERIENCE) - REAL ESTATE (3-0-20). Practical general training and experiences in the workplace. The college with the employer develops and documents an individualize plan for the student. The plan relates the workplace training and experiences to the student's general and technical course of study. The guided external experiences my be paid or unpaid.
